Can I rent an apartment via ROOFZ?
Current listing on ROOFZ are from The Cohesion and StuNest, mainly focusing on housing for students and young professionals. However did you find something you like? You are more than welcome to apply!
The Cohesion focus their main target group on people between 18 - 27 years old.
How can I apply for an apartment?
Let us know you are interested by registering for a pre-application. When it has been reviewed, you will receive an invitation to complete your full application. Read all about it on the how-to-apply page.
Can I view the apartment?
ROOFZ is a fully digital rental platform whereas it is not possible to schedule in a viewing. We will provide the best possible image of your new apartment via photos, videos and indicative floorplans.
What contract types do you offer?
We offer mainly a young professional contract of maximum 5 years when you’re between the age of 18 and 27.
What is included in the rent and service costs?
Of course your very own apartment with flooring and almost all buildings with curtains.
Service costs are different at each location. In general at most locations it includes cleaning, heating*, television, internet and general utilities. Together with the access to community spaces and events.
*West507, Lux, Fibonacci, HightNote and Lighthouse can differ and do not include heating in the service costs. Always check the description of the apartment you are applying for. The service costs will be settled every year within the first six months of the year after.
At which locations can I park and how do I book it? Or rent a storage.
For multiple locations, you can either flexibly park or apply for a subscription. Below, a detailed explanation is provided for each location where you can park:
The Cohesion Wembley
Some apartments have a mandatory parking spot of €145,00 per month. For visitors or other subscription holders there is Parkbee garage Laan van Spartaan available.
StuNest Spartaan
Some apartments have a mandatory parking spot of €90,00 per month. For visitors or other subscription holders there is ParkBee Wim van Estlaan available.
The Cohesion De Lofts
Under De Lofts, there is a ParkBee garage where you can either take advantage of flexible parking or become a subscription holder.
The Cohesion Fibonacci
Under Fibonacci, there is a ParkBee garage where you can either take advantage of flexible parking or become a subscription holder.
The Cohesion Little Manhattan
In the court of Little Manhattan there is a limited amount of parking places that you can request via the community manager. The parkingspots are €185 euros a month.
The Cohesion Don Bosco
Under Don Bosco, there is a MRP-parking garage where you either take advantage of flexible parking or become a subscription holder.
The Cohesion WEST507
In the WEST507 courtyard, there is a limited number of parking spaces available, which you can request through the community manager. The parking spots cost €135 for the outside parking and the larger spaces inside. The smaller parking spots inside are priced at €105 per month.
The Cohesion Cobana
There are limited parkingspots at Cobana. You can ask the community manager about the availability. The pricing of the parking are €185 a month.
The Cohesion LUX
There are two garages near LUX, namely ‘Langs het spoor’ and ‘Om de hoek,’ where you can obtain a monthly subscription on their website.
The Cohesion HighNote
We do not have access to a parking garage at this location. However, if you own a car, you can obtain a subscription through the city council, click here for more information.
Storage units:
Storage units at Don Bosco:
The units are €85 (s), €95(L) & €130(XXL). Contact your community manager to receive a place on the waitinglist.
Storage Lelylaan:
The units are between €75 (S) - €105 (L). Contact your community manager to receive a place on the waitinglist.
Important information about rental allowance
Since the changes in the regulations of 2026, more people can receive rental allowance (huurtoeslag). Please find more information on the website of goverment.
How much should my income be?
That depends upon the apartment you are looking for. We’d like to use the Nibud calculation tool (Nibud Huurwijzer). Does it give you a positive green advice? Go ahead feel free to apply.
If you are applying with a partner or friend(s) you can add up the income.
Can I apply with a guarantor?
In case your income is not enough according to the Nibud calculation tool. It would be possible to apply with a (parental) guarantee. In case of late payments this guarantor will be contacted. A guarantor does not necessarily need to a family member and/or can live abroad.
When you are missing documents because you do not work, you can upload the documents of your guarantor.
In case I apply with a guarantor, what do I need to fill in at the income section?
If you do not earn any income, then upload € 0.00 as your income and upload the documentation of your guarantor. If you do have own income, but insufficient, then please upload your own monthly income and attach also the guarantor documentation.
What do I need to upload if I do not have certain documents when applying with a guarantor?
Only upload the documents you have. The required documentation from a guarantor can be found at the 'How To Apply' page.
Can I apply with no or missing documentation?
Applying with missing documentation is possible, but does not give you the best shot at the apartment. It would be better to wait until you have all of your documents together and apply then! Check which documentation you will need.
What does the pre-application mean?
We have many applicants for our studio’s/appartements. That is the reason why we are working with the pre-application. A selected group of candidates will be be invited for the full-application.
We focus our application process on first come, first serve. We would advise you to have all your documents ready before you try to apply for our studio/appartement. Click here to collect all your documents!
How can I apply to the full application?
With the full-application, you must provide all your documentation. One candidate will then be chosen for the appartement. The moment that you are rejected, you will receive an e-mail and all your deliverd documents will be removed from our system.
What are service charges and what (and how much) service charge do I pay as a tenant?
Service costs are costs that come on top of the basic rent of a property, these costs differ per apartment and the specific amount is stated in your rental agreement. For example heating and internet in your apartment.* As well as cleaning, utilities related to the common areas, work of the community manager (property management), and administration costs (5%). For example, we take care of the heating, electricity, water, TV/internet (signal supply), furnishing, painting, cleaning, and glass washing of the communal areas so that our tenants can make optimal use of them. Moreover, the flats are delivered with fire-safe curtains, you can use the BringMe box to have your ordered packages delivered should you not be at home and a maintenance plan is included (concerns minor repairs, these can be found per attachment in your tenant portal). In terms of security, we ensure that there are fire extinguishers, 24-hour service contracts/installation & security cameras in/around the property. In addition, the ventilation systems are cleaned/maintained, we take care of greenery e.g., roof garden, and pest control if required. Finally, the non-residential service costs, include costs for small events/activities organized by The Cohesion, such as community drinks, organized sports activities, or creative workshops.

Always check the description of the apartment you are applying for. The service costs will be settled every year within the first six months of the year after.
I applied, but haven’t heard anything back?
Currently a lot of people are interested in apartments.
You will be able to apply for an ‘available’ apartment on the website by completing a pre-application. After that we’ll do quick screening and a group of people can fill out the full-application. This is being done to prevent people from sharing too much sensible personal information. Then the apartment will be allocated and the apartment will be marked ‘under option’. When everything settled with a new tenant the apartment will be marked as ‘rented out’. And if you didn’t get the apartment, you will then get an automatic email that the appartement is rented out.
If you didn’t get an invite to fill out the application, you won’t hear anything until the apartment will be removed from the website.
Can I apply with no or missing documentation?
Applying with missing documentation is possible, but does not give you the best shot at the apartment. It would be better to wait until you have all of your documents together and apply then! Check which documentation you will need.
Why didn’t I get selected for an appartement?
Our main focused for our application process is based on our main target group and than first come, first serve. The first to get a completed profile with all the right documentation and meeting the income requirements of the Nibud. Will be selected for the apartment.
Did you not get the apartment for several times, then it is mostly because there are a lot of applicants and you were not the first one to meet the requirements. Or please check the following page to see if you have all the right documentation.
I applied quickly, why didn't I get selected for the appartement?
Our target group focusses due to youth contracts, mainly on youth between 18 – 27 years old, so they are also given priority in the application process. In addition, people are selected on first come, first serve on both application rounds. Which means that the first profile which meets the income critera of the Nibud and completed a profile with all documentation will get the apartment.
Measures to prevent housing discrimination
Our employees which do the selection and screening, are trained based upon the housing discriminiation Campaign ‘Wijs discriminatie de deur’. Once a year employees will receive a training regarding housing discrimination. Which means that there will not be made any distinction based upon:
religion
belief
political affiliation
race
gender
nationality
sexual orientation
marital status
disability or chronic illness
How much do I need to pay extra for a second person?
This depends on if the location has heating in the service costs. When you have a second tenant the advanced service costs will be increased with 25 euros for the heating usage.
Service costs settlement
Each tenant pays service costs in advance on a monthly basis. After each calendar year, we will prepare a service cost settlement based on the actual cost incurred and your monthly advances. The service costs consist of different components and services which will be reflected in your annual statement. Each year, you will receive your service costs settlement for the last year before 01-07 in the next year.
Do I have to pay the security deposit?
Yes the amount of the security deposit may differ per apartment. The amount will be in the noted at the specific apartment, but always be maximum twice the cold rent. After you have signed the rental agreement you will receive an invoice for the deposit together with the first month rent. The deposit is fully refundable at the end of your tenancy, provided no damages have been incurred. In case of any damages a maximum of €65,00 euro administration fee will be deducted from the deposit as well.
What if I cannot pay the security deposit?
If you don’t want to pay a deposit and save money this is possible thanks to a collaboration between Saveon and ROOFZ. ROOFZ now offers an alternative to paying the deposit to make renting with us more affordable. You can apply here for a deposit guarantee via Savéon. If you want to pay the full deposit via bank transfer you will receive an invoice. In case you take a Savéon deposit let us know via living@rockfield.nl, then we won’t have to send you a deposit invoice. Note that Savéon is no insurance for damages or that you will pay your deposit in installments. Savéon will guarantee your deposit in exchange for a monthly fee.
What do I need to arrange in terms of utilities?
You will need to arrange your own water and electricity. Water needs to be arranged via the water company in your city; Waternet in Amsterdam, Evides in Rotterdam and Brabant Water in Eindhoven. For electricity we advise our preferred supplier SamenOM. Heating is included in the service costs except on the locations LUX Eindhoven and WEST507 Rotterdam.
Do I need to arrange internet and television?
Internet and television is included in the service costs. The only thing which you will need to bring is a WiFi router, UTP cable and COAX cable for your TV. In case of any questions or support you can contact our IT partner ITT Desk via (085 – 014 04 37).
I signed the agreement when can I check-in?
Your signed document can be found in your payment and contract portal after the landlord signed as well. Your credentials for the payment and contract portal will be sent as well. For check-in you will receive an e-mail invitation for the check-in to your new apartment. The check-in takes place on the first working day of your rental agreement between 15:00 – 17:00. Does your contract start in the weekends or during bank holidays the check-in takes place on the first working day as well.
Take this into consideration when arranging your moving team! Do not forget to make sure you paid all the invoices and take a ID or passport with you when you check-in.
On the first day of the start of your contract you will automatically be onboarded on The Cohesion App.
How does this check-in process looks like?
You will be welcomed by your community manager on the location you are renting the apartment. First we will need to check your identity and if all payments are settled. If you are not you or if your payments are not settled we cannot proceed. After that you will be asked to sign two forms the key handover form and the acceptance form. The community manager will guide you further throughout your new community, events, common spaces and important information. Welcome!
Can someone else pick up my key during check-in?
Yes that is possible. Please write a short authorization letter. Hand this over together with a copy of your ID or passport (can be both digitally) to the authorized person to bring during the appointment.
Can I check-in a few days in before the start date of the rental agreement?
No this would not be possible. We can imagine that it is on a tight schedule and moving it a stressful situation. However we do your best to make sure the apartment is in the best state possible, we will need our time for this in between the last tenants rental period and yours.
When will my future rent be deducted?
Around the 27th of each month via automatic deduction. You will be charged with Cold rent and Service Costs.

Do I need to apply for a housing permit?
Please note that some homes fall under moderately priced rental homes or social rental homes. This means that if you have signed a lease contract with us, you need to apply for a housing permit from the municipality. If a home falls into this category, it will be indicated in the description of the property. This applies to a small number of homes in Complex Fibonacci with a rent below €1220.10, Complex Don Bosco for homes with a rent below €879.66, and for Complex Lofts for Types Epsilon and Delta with a rent below €1220.10. For these homes, the combined income of your household for a home with a rent below €1,220.10 should not exceed €75,362 per year. For social rental homes with a rent below €879.66, it should not exceed €55,629 per year.
Can I rent extra storage?
Contact your community manager about the availability. The storage situation at each location is different. Check the availability to see if your desired location has storages.
Is there a bike storage?
On every location a secured bike parking is at place. It is not allowed to park scooters/motorbikes in the bike parking. Parking your bike in the storage is at your own risk.
Can I rent a scooter/motorbike parking spot?
Available parking spots can be found on ROOFZ.eu on the home page. The parking situation at each location is different. the availability to see if your desired location has parking spots available for scooters or motorbikes.
Can I sublet the apartment?
That is not allowed. In case you will need to be somewhere else for the maximum of three months. Residence guarding will be allowed on certain terms and conditions. Get in touch with your community manager about it.
Do you have a history of lost keys?
Leave one copy of your key at a neighbor of friends’ house. To order a new key send a request via a service request in The Cohesion App.
Where can I ask questions once I am a tenant?
You will automatically be onboarded to the Cohesion App. On the starting day of your contract.
How will I get my apartment delivered?
The apartment will be handed over to you after it is cleaned by the previous tenant. Inspection will be done to see if this is up to the standards.
In case it is not, the apartment will be cleaned.
In case it is, we will hand it over to you. During a key handover an inspection with you, the new tenant, will be done as well. By this inspection, the acceptance the state of the apartment will be documented during your move-in.
What can I do in case of a grievance regarding an unjustified (rental-related) response or decision?
